Everything we take on

Every job below is one we do ourselves across Davenport.

Deck Installation

We frame new decks with pressure-treated pine or engineered lumber, set posts on poured concrete footings below grade, and bolt the ledger board into the house rim joist instead of just nailing it. Florida code requires railings on anything over 30 inches off the ground, and we build to that from the start.

Custom Deck Design

Multi-level decks, built-in bench seating, pergolas and stairs laid out to fit your actual yard, not a stock plan. We'll walk the site with you first and talk through what the sun does to that spot in the afternoon before we draw anything.

Deck Repair

Soft or spongy boards, a railing that moves when you lean on it, stairs that have started to separate from the stringer. We replace what's actually failed instead of tearing out a whole deck when the frame underneath is still sound.

Deck Staining & Sealing

Florida sun breaks down wood fibers fast, and afternoon rain gets into anything left unsealed. We pressure wash first, let the wood dry fully, then stain and seal so the boards don't gray and crack within a season.

Composite Decking Installation

Composite boards from Trex, TimberTech and similar brands don't rot or need yearly staining, which matters if you don't want to spend a Saturday every spring on deck upkeep. We install with hidden fastener clips for a clean look and follow the manufacturer's gap spacing so boards don't buckle in the heat.

Deck Railing Installation

Wood, aluminum, cable and glass panel railings, built to the height and baluster spacing Florida code requires. A 4-inch sphere shouldn't be able to pass through any gap, which matters more once you've got kids or grandkids running around the yard.

Pool Deck Installation

Decking around a pool takes more abuse than a standard deck, between chlorine, standing water and bare feet on hot boards. We use composite or PVC decking rated for wet areas and slope the framing slightly so water actually runs off instead of pooling.

Deck Resurfacing & Board Replacement

If the frame is solid but the boards are cupped, splintering or just old, we can strip the surface and replace it without rebuilding the substructure underneath. Cuts the cost compared to a full teardown, as long as the joists pass inspection.

Screened Deck & Porch Additions

Screening in an existing deck cuts down on no-see-ums and mosquitoes without losing the outdoor feel. We frame the screen enclosure to tie into the existing deck structure and add a door where it makes sense for how you actually use the space.

Deck Demolition & Removal

Old decks with rotted framing sometimes aren't worth saving, especially if the ledger board has failed or the posts have shifted. We tear out and haul away the old structure and can have a new deck framed in its place within the same project.

How It Works

Four steps, and no surprises in any of them.

01

We come and look

You tell us what you want doing, we look at what is actually there, and we ask the awkward questions early.

02

You get a price

In writing, itemised, free. If something might add cost later we flag it now rather than at the end.

03

We do the work

Same crew throughout. We cover your floors, keep the dust down and tidy up before we leave each day.

04

We walk it with you

You point out anything you are not happy with and we fix it before the invoice, not after.

Common Questions

Things worth asking

Common questions once a deck project is actually underway.

Do I need a permit to build a deck in Polk County?
Most decks attached to a house or higher than 30 inches off the ground require a building permit in Polk County, along with inspection of the footings and framing. Neighborly Deck Co pulls the permit and schedules the inspections as part of the project.
How long does it take to build a new deck?
A standard single-level deck usually takes one to two weeks from framing to final boards, depending on size and weather. Multi-level decks with built-in features or screened enclosures take longer.
Can you build a deck within a specific budget?
Budget-driven deck projects usually adjust on decking material and square footage, since those two factors move the price the most. Pressure-treated pine costs less upfront than composite, though composite requires less maintenance over time.
Do you guarantee your deck work?
Workmanship on new decks is covered for a set period after completion, and manufacturer warranties on composite decking and hardware apply on top of that. Details are spelled out in the written quote before work starts.
Who will I actually be dealing with during the project?
The crew that measures the yard and gives the quote is the same crew that frames and finishes the deck, so questions during the build go directly to whoever is on site.
What decking materials do you work with?
Decking material options include pressure-treated pine, cedar, composite brands like Trex and TimberTech, and PVC decking, depending on budget and how much maintenance is acceptable. Each material has different fastening and spacing requirements, which affects both cost and install time.
Can I still use my yard and house while the deck is being built?
Deck construction is exterior work, so staying in the house during the project isn't a problem, though the immediate work area will have equipment and material staged in it. Access to doors near the ledger board may be blocked for short periods during framing.
How should I prepare the yard before the crew arrives?
Clearing furniture, planters and anything else near the build area ahead of time speeds up the start of the project. Noting any sprinkler lines or buried cable running through the yard also helps avoid mid-project surprises.
What happens if you find a problem once the deck is opened up?
Rotted framing, an undersized ledger connection or a footing that wasn't poured to code sometimes shows up once old decking comes off. Any issue like that gets discussed, including cost, before repair work outside the original quote begins.
How do I take care of a new deck once it's built?
Pressure-treated wood decks typically require restaining every one to two years in Florida's sun and rain, while composite decking mainly requires washing to keep pollen and mildew off. Either way, keeping water from pooling on the deck surface is the main thing that extends its life.
